Photography services for the Los Angeles area is perfect for agents and homeowners who need great property photos for residential homes for sale. With experience photographing thousands of homes for over a decade, my goal is to capture each property in the best light. Edited images are guaranteed to be ready within 24 hours.

Rates

  • up to 2000 sqft, up to 1 hour with up to 25 images: $400
  • 2000-4000 sqft, up to 1.5 hours with 35+ images: $600
  • 4000-7000 sqft, up to 2 hours with 45+ images: $800

Add Ons

  • Twilight photos (scheduled at sunset) up to 25 minutes: $250
  • Aerial Drone Photos, up to 10 images: $200
  • Community Amenities: $50
  • Property Website with Marketing Kit (with templates for social media, including reels, slideshows, brochures, and flyers): $50
  • Virtual Staging: $50 per image
  • Existing Photos to AI Video: $250
  • Social Media Vertical Reel, 30-60 seconds: $250
  • Cinematic Video for YouTube, 2-3 minutes: $800
  • Floorplan up to 2000sqft starting at $200, $50 per additional 1000 sqft
  • Travel beyond 15 miles of Los Angeles 90019, starting at $3/mile



Preparation Checklist

For best results, the property should be camera-ready upon my arrival, including decluttering, cleaning, and staging.

INDOORS

  • Clean well and de-clutter (De-cluttering is more important for the photos than dirt)
  • Turn on all lights, replace any burned-out bulbs, and make sure all lights match color temperature
  • Turn off fans
  • Remove pet toys, bowls, and beds
  • Open window coverings (unless they are concealing a less-than-desirable view)
  • Clear kitchen countertops and stage with minimal appliances
  • Put children’s toys away
  • Clear the bathroom countertops and shower –remove toothbrushes, shampoo bottles, personal products, electronics, etc
  • Place generic decorative items, plants, fruits, or floral arrangements

EXTERIORS

  • Remove trash cans, gardening tools, etc
  • Coil yard hoses
  • Sweep driveways and sidewalks
  • Uncover BBQs, pools, spas
  • Open patio umbrellas and set out cushions – or remove umbrellas altogether
  • Stow children’s and pet toys
  • Remove gates/ fences around the pool
  • Remove For Sale signs
  • Remove vehicles from driveways
